One unit. We are set up for trial orders, and most customers start with a single unit to inspect build quality before committing to more. There is no price step for small orders beyond per-unit freight, which is naturally higher on a single container.

Typically 25–35 days from receipt of deposit, depending on model, level of customisation and the factory's current schedule. Custom layouts and non-standard electrical specifications add a few days for drawing approval. You get a firm production date in the order confirmation.

It depends entirely on the model. Foldable and flat-pack units stack far more densely than assembled cabins — this is the main reason the foldable range exists. Send us the model and quantity and we will give you the exact loading plan, because shipping volume is usually the largest single line in the landed cost.

30% T/T deposit on order confirmation, 70% balance before shipment. For orders above USD 100,000 we can work on an irrevocable L/C at sight. We do not offer open account terms on first orders — the deposit is what funds production.

No. Australia is where we have put the most specification work in — the compliance documentation, the dry-shell option and the wind and site classifications are all built around it — but we quote and ship worldwide. Our manufacturing partners export to more than 50 countries; the Markets page lists the destination ports we quote for, indicative sea transit times, and the specification that suits each region.

Australia does not recognise overseas building approvals, so no manufacturer can sell you a pre-approved building. What we do is supply a building that can be shown to comply, plus the documentation your building surveyor or certifier needs: structural details, wind and anchoring schedules, thermal specification and materials data. For plumbing, we strongly recommend a dry-shell build so your licensed plumber installs WaterMark-certified fittings on site. See the Compliance page for the detail.

Yes — that is most of what we do. Length, internal partitions, bathroom and kitchen position, flooring, wall finish, window configuration, colour, electrical standard and insulation level can all be changed. You can work it out yourself in the Design Studio and send us the blueprint, or just send a sketch.

Yes. We quote FOB by default because it is transparent and lets you use your own freight forwarder. Tell us your destination port and we will also quote CIF including sea freight and insurance, usually within one working day. Many customers ask for both so they can compare against their forwarder's rate.

Expandable and foldable units are assembled with hand tools and a small crew — we supply an illustrated installation manual, drawings and video guidance. Cabins and capsules are set in place by crane. For larger projects we can arrange for a factory technician to attend site as a supervisor, at cost. We cannot supply labour in your country, and we would be wary of anyone who says they can.

Certifications are held by the manufacturing facility rather than by us as the exporter. Typically this includes CE marking, ISO 9001 and ISO 14001, with third-party inspection available on request. We provide certificate copies and issuing-body details with every quotation so you can verify them directly — please do. If a certificate does not cover what you need, we will tell you rather than let you discover it at customs.

Prefabricated buildings are generally classified under HS 9406.90. Duty treatment depends on the importing country and the specific product. For Australia, ChAFTA may support preferential treatment — your customs broker will confirm the rate against the certificate of origin we supply.

Yes. If you design a unit in the Design Studio, we can build a physical architectural model of it at 1:20 and ship it to you by international courier. It is chargeable, and the price depends on the size and complexity — ask us for a quote. If you go on to order the full-size building from us, the model is free.

Yes. We can ship a spare-parts kit with your order covering consumables — seals, hinges, panel fixings, electrical components. Replacement parts are available afterwards, and we keep the production drawings for every order so a matching part can be made later.

Reasonable question, and you should ask it. Ask us for our business licence with the registration number visible, a video call from our office, and references from previous customers in your region. We can also arrange a live video walkthrough of the factory producing your order — and if you are travelling in China, we will take you there in person.
